How I Sold 23 Caballeros in Rolling Hills Before It Hit the Market

November 3, 2026

23 Caballeros in Rolling Hills sold for $6,100,000 at full price before its public market launch. I negotiated the agreement around a clear exchange: the buyers could secure the home without competing offers, but only by meeting the seller’s price. With approximately 3,800 square feet of living space, the sale closed at about $1,605 per square foot.

For the buyers, the opportunity was to purchase a home they wanted before a wider audience had the chance to pursue it. For my seller, accepting an early offer needed to deliver the price they wanted.

Recognizing the value on both sides of that exchange and knowing how to negotiate it—is where experience made a difference.

Agreement reached before the public market launch

The sale also achieved the second-highest price per square foot for a Rolling Hills home sale in 2026 through November 2.

The price-per-square-foot calculation is $6,100,000 divided by 3,800 square feet, or approximately $1,605.26. You can see the home’s features and closed-sale details on the 23 Caballeros property page.

Why buying before the public launch had value

Buyers can value the opportunity to reach an agreement before a home is introduced to the broader market. They can decide whether the property and the price work for them without having to outbid another offer at that moment.

That opportunity mattered in this transaction.

The buyers could pursue 23 Caballeros before its public launch and avoid competing offers during our negotiation. Once a home reaches a wider audience, the level of interest and the offers it may attract become less predictable.

Future competition is never guaranteed. Even so, the opportunity to secure a particular home before that uncertainty begins can have real value to a buyer.

My role was to recognize that value and make sure it was reflected in the agreement.

The buyers could have the advantage of buying early. The seller’s price was the condition for receiving that advantage.

Why full price was the condition for selling early

Accepting an offer before a public launch is a meaningful decision for a seller. It means agreeing to a sale before the property has been presented to a broader pool of potential buyers.

I wanted the terms to reflect what my seller was giving up by accepting an agreement at that stage.

In this negotiation, I treated the price and the early opportunity as connected. The buyers could purchase before the home reached the open market, provided they paid the seller’s price.

The absence of competing offers did not, by itself, make a price reduction appropriate. The buyers were receiving something valuable: the opportunity to secure the home before broader exposure.

The seller received the requested $6.1 million.

This is a useful distinction for homeowners considering an early offer. The question is how the proposed agreement compares with the seller’s goals and the opportunity to move forward with a public launch.

How years of experience shaped the negotiation

I have been selling real estate on the Palos Verdes Peninsula since 1990. Over that time, I have represented more than 1,000 home sales and closed more than $1 billion in career sales.

What those years give me is a deeper understanding of how people make decisions about homes, what they value, and where an agreement can come together.

In the sale of 23 Caballeros, that experience helped me recognize a negotiating opportunity that could serve my seller’s pricing goal.

There are several judgments behind an agreement like this:

  • Understanding what the buyer values. Here, the opportunity to purchase before a public launch was part of the value the buyers were receiving.
  • Connecting that benefit to the seller’s priorities. An early agreement made sense only at the seller’s price.
  • Communicating a clear position. The buyers needed to understand the terms on which the seller would agree to sell before going to market.
  • Evaluating the choice in context. An early offer should be considered alongside the property, the market, and the seller’s alternatives.

Experience also helps an agent understand when to hold a position and when a different approach deserves consideration.

The judgment to recognize an opportunity, explain its value, and negotiate confidently is something I have built over decades of representing buyers and sellers.

That is the experience I bring to my clients. You can learn more about my background and local sales history on my About Suzanne Dyer page.

What price per square foot tells us about a Rolling Hills sale

At approximately $1,605 per square foot, 23 Caballeros achieved an outstanding result for my seller.

The property itself offered substantial appeal: an extensively upgraded, single-level ranch home on approximately 1.11 acres, with city-light views, a pool, a bocce ball court, and a putting green.

Those features matter when evaluating the sale.

Price per square foot is calculated by dividing the total sale price by the home’s reported living area. The total price also reflects the land, location, condition, views, and other features included in the purchase.

That makes it a useful comparison, with context.

In Rolling Hills real estate, two properties with similar interior square footage can offer very different amounts of usable land, privacy, improvements, and outdoor space. A home’s position within the community and its appeal to a particular buyer also deserve careful attention.

For a homeowner asking what their own property could sell for, this sale provides one useful reference point. A thoughtful valuation still needs to consider the individual home and the most relevant comparable properties.

When an off-market offer makes sense for a seller

An offer before a public launch can be worth accepting when the price and terms meet the seller’s goals and the seller understands the tradeoff of agreeing before broader exposure.

A well-executed public marketing campaign can attract buyers the seller and agent have not yet reached. That opportunity deserves serious consideration.

An early agreement can also be compelling when a buyer is prepared to meet the seller’s expectations.

The appropriate decision depends on the property and the circumstances. I consider the strength of the proposed terms, the buyer’s ability to perform, the seller’s timing, and the opportunities that a public launch may create.

At 23 Caballeros, the buyers’ opportunity to purchase before the market launch became part of the negotiation that secured full price.

For sellers, the lesson is to evaluate early interest thoughtfully. A buyer’s interest can create an opportunity to negotiate terms that reflect what the seller is being asked to provide.

Questions about selling off market in Rolling Hills

How did 23 Caballeros sell for full price before going on the market

The buyers could purchase 23 Caballeros before its public market launch, without competing offers, if they met the seller’s price. I negotiated around that exchange, and the home sold for the full $6,100,000 asking price.

Why would a buyer pay full price without competing offers

A buyer may value the opportunity to secure a particular home before it becomes available to a wider audience. Paying the seller’s price can be the condition for receiving that opportunity. The benefit is avoiding the uncertainty of future interest and offers, even though future competition is not guaranteed.

What was the sale price per square foot at 23 Caballeros

The sale price was approximately $1,605 per square foot. That figure comes from dividing the $6,100,000 sale price by the approximately 3,800 square feet of reported living area.

Does selling off market always produce a higher price

No. This sale demonstrates how an early opportunity can support a successful negotiation in a particular situation. Other properties may benefit from broad exposure and competing offers. The seller should weigh an early agreement against the potential advantages and uncertainty of a public launch.

Why does local experience matter when negotiating a Rolling Hills home sale

Local experience helps an agent evaluate the home’s distinctive features, relevant comparable sales, and the interests of the people involved. Experience across many transactions also develops judgment about how to communicate a position, evaluate an offer, and help the seller make an informed decision.
