Behind the guarded gates of Rolling Hills, California, 1 Georgeff Road is one of those properties. The estate has connections to two very different chapters of Southern California history: professional football and aviation.

It was once owned by Georgia Frontiere, the former owner of the Los Angeles Rams, and later became the home of Frank Robinson, the pioneering engineer who founded Robinson Helicopter Company in Torrance.

In March 2023, I had the opportunity to represent the sale of this remarkable estate for $12,480,000. The property sold at full asking price to the first buyer who saw it, and the transaction was subsequently featured in Forbes.

But the property's story is about much more than its sale price.

A Rolling Hills Estate With a Connection to the Los Angeles Rams

Longtime Southern California residents may remember Georgia Frontiere as one of the most recognizable figures in professional football.

Frontiere became the owner of the Los Angeles Rams in 1979 and later oversaw the franchise's relocation to St. Louis, where the Rams won Super Bowl XXXIV.

What many people may not know is that Frontiere also had a connection to Rolling Hills.

She previously owned the property at 1 Georgeff Road, an estate tucked away in one of the Palos Verdes Peninsula's most private residential communities.

It's an interesting reminder that some of the Peninsula's most notable properties have histories that are largely unknown outside the community.

The Aviation Pioneer Who Called Rolling Hills Home

The property's next notable chapter involved Frank Robinson, the founder of Robinson Helicopter Company.

Robinson established his company in Torrance in 1973 with the goal of making helicopters more practical and accessible to private owners and flight schools.

His engineering work led to the development of the Robinson R22, R44, and R66 helicopters, aircraft that became familiar sights around the world.

Although his company achieved international recognition, Robinson maintained his home in Rolling Hills. He passed away in November 2022 at the age of 92.

There is something particularly interesting about the connection between Robinson's career and his choice of residence. His professional life was devoted to aviation, yet his home was situated in the quiet, rural setting of Rolling Hills, surrounded by open land and expansive views.

What Made 1 Georgeff Road So Unusual?

The residence itself was built in 1980 and offered approximately 7,655 square feet of living space, with five bedrooms, a swimming pool, spa, tennis court, and extensive grounds.

The main residential parcel measured approximately 5.47 acres, but the 2023 transaction also included an additional lot. Forbes described the combined estate as approximately 10 acres.

That additional land is an important part of understanding the property's value.

In Rolling Hills, acreage is not simply a number on a listing sheet. The amount of usable land, privacy, topography, access, views, and potential for equestrian use can significantly influence a property's desirability.

At 1 Georgeff Road, the relatively level grounds and panoramic views were especially unusual. The property offered views of the coastline, city lights, and the San Gabriel Mountains.

When 1 Georgeff Road came to market in 2023, it was the first time the residence had been offered for sale in more than four decades.

I represented the seller, and the home sold for its full asking price of $12,480,000 to the first buyer who viewed it.

The sale closed on March 17, 2023.

Forbes subsequently featured the transaction in an April 2023 article about the highest-priced home sale on the Palos Verdes Peninsula at that point in the year.

The transaction also became the highest-priced Rolling Hills residential sale of 2023.

For me, the significance of the sale was not simply the price. It was the recognition that this was an unusually rare property, and that its land, setting, and history would appeal to a very specific luxury buyer.

What the Sale Reveals About Rolling Hills Real Estate

One of the mistakes people can make when evaluating luxury homes in Rolling Hills is relying too heavily on price per square foot.

That calculation can be useful when comparing relatively similar houses. But it tells only part of the story when a property includes substantial acreage, unusual topography, equestrian potential, or a particularly desirable setting.

Two homes with similar square footage can have dramatically different values because one has usable acreage, better views, greater privacy, or additional land.
