California's new Senate Bill 9 will impact housing and real estate trends. Starting January 1st, Senate Bill 9 made it legal in all of California to build up to four homes in almost all single-family zones. Before this bill, only a single family home and 500 foot additional unit are allowed to be built on a single lot. The rules of local zoning are overruled by this new law. The result of this bill will be more mixed properties. This may include multiple homes on one lot, split lots, and more being placed in single family zones. Lots must be split fairly equally and be no smaller than 1200 feet. Before property owners can expand on these single family lots, they must agree to use one of the housing units as a primary residence for three years. Regulations such as this will prevent people from splitting lots and creating rental properties rather than providing accessible housing.
This law will change how communities will build and function in California. I am excited to see how this creates real estate opportunities for investors, homeowners, and buyers.
